We will arrange to visit your property and carry out an initial appraisal which takes several factors into consideration
These will include location, size, fittings condition and demand in the area and if necessary advise you on any areas that may require improvement.
This allows you the opportunity to ask any questions and discuss any particular concerns you may have and we provide this service free with no obligations to yourself.
It’s vital your property reaches serious tenants, so we have a strong online presence, which our landlord's properties reach thousands of potential tenants via the leading internet property portals.
Our main objective is to secure a suitable tenant at the right rent in the shortest period of time.
We request and check your tenant's references to help match the right person to your property, ensuring this vital procedure is carried out thoroughly using an independent online referencing company.
This process will include full referencing which will check tenant's financial profile, credit and employment history.
To further strengthen your position we may decide to also take a guarantor to reinforce the tenant's ability to meet their commitments.
When suitable tenants are found we will prepare the tenancy agreement for you and will create a 6 or 12 month Assured Shorthold tenancy agreement together with any other legal documentation in accordance with current legal legislation.
As your agent we will organise and execute the signing of all documents on your behalf, tenancies other than student lets are signed for six months unless otherwise instructed by yourself.
Before the tenants takes up occupancy the tenant must pay the first month's rent and security deposit, we will only then release the keys and set up a standing order for rent payments. The deposit is registered under the insured or custodial Government Tenancy Deposit Scheme (TDS).
Hensons Homes are members of Deposit Protection Service (DPS) and all deposits we take on behalf of our landlords are protected in this way at no additional cost.
When we have collected the rent on your behalf we will process the payments and deductions of which the remaining amount will be forwarded to you either by cheque or BACS to your bank by the 16th of each month.
We will then send you a statement with a full breakdown of payments by email, or you can log in to our landlords portal to view your monthly statements.
